Terms and Conditions:
Succotash 1111 LLC – Rental Agreement / Terms and Conditions
Upon reservation, we require an upfront deposit of 15% of the rental amount at the time of your reservation. The remaining balance of rent, tax, cleaning, additional security deposit, and pet fees, if applicable, will be due 60 days prior to your arrival date. Any reservations made within 60 days of the arrival date will require full payment at the time of reservation. Reservations contain the following pricing breakdown:

Travel insurance is not included in the reservation and is highly recommended by Succotash 1111 LLC. The additional security deposit is refundable with its details outlined below.
Security Deposit:
A security deposit is required by the arrival date. This deposit is refundable and will be refunded within 1 week of the departure date if you have abided by Succotash 1111 LLC Terms and Conditions and there are no deductions made due to damage caused to the property or furnishings, dirt or other mess requiring excessive cleaning, or any other cost incurred by Succotash 1111 LLC due to your stay. These Terms and Conditions may also be found at succotash1111.com. Smoking of any kind is never allowed inside any property. Parties, noise disturbances, use of fireworks, unauthorized pets, unauthorized guests, late check outs, etc. may result in forfeiture of this deposit as liquidated damages and termination of the rental agreement.
If payment is made through the website or Airbnb, a pre-authorized charge will be made on your credit card on your arrival date and released within 1 week of your departure date. If payment is made by cash or check, your deposit will be mailed back via check within 1 week of your departure date.
Guests agree to inform Succotash 1111 LLC by email about any damage or accidents that occur on the premises, involving both the owner’s property and/or personal property during your rental period. Anything unusual or out of place needs to be reported to Succotash 1111 LLC immediately by email. We will do our best to remedy any concerns you may have upon check-in as soon as reported.
Payment Method:
Acceptable payment methods are credit card, cash, or check. Credit card payments will be processed on the vacation rental website at succotash1111.com or through Airbnb. Credit card information will be retained through this rental and used to process payments unless we are informed differently. For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit card holder.
For manual payments, please contact us directly to administer. Checks can be made out to “Succotash 1111 LLC” and mailed 15 Centre of New England Blvd, Coventry, RI 02816.
Cancellation Policy:
Please note that all bookings are non-refundable. In the event of a cancellation, regardless of the reason, no refunds will be issued. Succotash 1111 LLC highly recommends purchasing travel insurance to protect your investment in case of unforeseen circumstances that may prevent you from honoring your reservation.
The Homeowner may be entitled to cancel a guest's stay if Terms and Conditions are broken during the rental period.
Changing A Reservation:
Any change to a confirmed reservation within the same property is subject to a fee at our discretion and handled on a case-by-case basis. Changes from one property to another or a change of reservation dates are subject to cancellation policy.
Act of God:
Subject to Succotash 1111 LLC Cancellation Policy herein, it is expressly agreed that Succotash 1111 LLC or the property owner will not be held responsible and will not issue a refund for any reservation(s) that are canceled, prevented, restricted, or interfered with by circumstances beyond its reasonable control, including but not limited to earthquake, unfavorable weather, maintenance issue and/or inoperable appliances or faulty equipment, fire, flood, Act of God, hurricane, red tide, utility systems, pandemic, storms, wars, civil or military disturbances, environmental hazards, or any other cause beyond reasonable control of Succotash 1111 LLC or property owner. In the event you attempt to cancel your reservation, arrive late, depart early, or otherwise alter your reservation as a result of any of the foregoing, you will be subject to Succotash 1111 LLC Cancellation Policy as detailed in these Terms and Conditions. Travel Insurance can be a solution to help mitigate the risk for some of these issues.
Confirmation of Reservation:
Each reservation must be reviewed and approved by Succotash 1111 LLC. Once approved, you will receive confirmation containing these terms and conditions. Payment of the upfront reservation deposit will be the acceptance of the terms and conditions.
Travel Insurance:
Travel insurance is not included in the rental. Succotash 1111 LLC encourages all renters to purchase traveler insurance in case of unforeseen circumstances, accidents, or other issues that may prohibit guests from traveling or fulfilling rental terms. You may inquire about upgrading your plan to CFAR (cancel for any reason). If you are traveling from a great distance, by plane, over the age of 65, or have pre-existing health conditions, etc., we highly recommend that you purchase trip cancellation insurance. A great place to start is www.travelinsurance.com or www.vacationprotection.com.
Subletting:
Subletting is prohibited. Guest acknowledges that the rental property may not be sublet. Subleasing shall immediately void any agreement with no refund. If you make a reservation, you are acknowledging that you will be there for the duration of the rental period.
Check In/Out:
Check-in time is on Friday at 4:00 PM and check-out time is on Friday at 10:00 AM. Please adhere to these times to allow for cleaning and preparation for the next guests.
At no time is it okay to go to the property before the check-in time. Check-In Instructions will be sent to you a few days prior to your arrival date. Upon departure, you must fully vacate from the property including any cars in the driveway. Early check-in or late check-out may be accommodated upon advanced request, subject to availability. Failure to adhere to the check-out time may result in an additional late fee set at $150.00, unless discussed in advance of the stay.
Parking:
Parking is available for 2 vehicles at each property and is strictly enforced. Please park only in designated parking areas and respect neighboring properties. Details on these spaces will be sent with check-in instructions closer to your arrival date.
Do not block driveways or access points for emergency vehicles.
Linens and Towels:
Linens will be provided at the property, including 1 sheet set and blanket per bed. Bath towels and beach towels will not be supplied with the rental property. We kindly ask that you pack your own towels for use during your stay.
Shared Spaces:
The parking lot and beach access are shared spaces between the owners and our guests in neighboring rental units. Please note that the owners reside in neighboring properties and will have access to these shared spaces. We appreciate your cooperation in respecting these shared areas and ensuring everyone’s enjoyment.
Trash and Recyclables:
The town collects garbage and recyclables on Wednesday mornings. Please dispose of trash in the designated bins outside, using the plastic bags provided (I.e. no loose trash). Recyclable items must be separated from the trash and placed loosely in the recycling bins. Please do not put recyclable items in plastic bags.
Housekeeping and Maintenance:
Guests are responsible for maintaining cleanliness during their stay and are expected to leave the property in a tidy condition upon departure. Do not leave any food in cabinets or refrigerator and do not leave dirty dishes in sinks or on countertops. All appliances should be left in a clean condition and free of spills and grease. If the property you rented has a gas grill, the guest is responsible for refilling and replacing gas. Grills should be left in a clean condition for next guests. Please be careful not to inadvertently remove any items from the home that may belong to the owner, such as blankets, sheets, pillows, etc. Any missing items that need to be replaced prior to the next renter will be charged to you.
Please be respectful of the property and its contents. Any damage beyond normal wear and tear may result in additional charges.
Departure Requirements:
Animals/Pets:
Pets are allowed only with prior approval and payment of additional fees. Unauthorized pets may result in additional charges and forfeiture of the security deposit. The additional fee for pets is $100 per pet, per stay, to accommodate for cleaning fees. Pets must be included and approved in the booking request. The maximum number of pets per rental property is 3, to adhere to state law. All pets must be up to date on vaccinations and owners must provide a copy of vaccination records to Succotash 1111 LLC prior to booking confirmation.
Utilities and Appliances:
Wi-Fi username and password will be provided at check-in. Please bring your own Netflix, Hulu, or other streaming service accounts to use with our Smart TV.
Please conserve energy by turning off lights, air conditioning, and appliances when not in use. Do not unplug the TV at any time to avoid disconnecting from cable. Do not tamper with or attempt to repair any appliances. Contact the property manager for assistance if needed.
Occupancy and Parties:
Only the number of guests in your reservation confirmation are allowed to stay at the property. Our vacation rentals are “family” oriented. We reserve the right to restrict groups. Each home has a maximum number of guests that it allows. Exceeding this limit without prior approval may result in forfeiture of the security deposit and termination of your rental agreement without refund. Guests exceeding this limit will also be financially liable for all resulting septic and plumbing repairs.
Please note beach access is private and exclusively reserved for owners and guests ONLY during their reservation timeframe.
The town of Narragansett has an Ordinance that limits the number of college students that can occupy a residence. No more than three college students are permitted to occupy a property with Succotash 1111 LLC at any given time.
Parties and events are not permitted on the premises unless previously discussed and approved by Succotash 1111 LLC. Please respect the peace and privacy of our neighbors and fellow guests.
Noise and Disturbances:
The town of Narragansett has a Noise Ordinance between 10:00 PM and 8:00 AM and is strictly enforced. Please be mindful of noise levels to ensure a peaceful environment for everyone. Avoid loud music, shouting, or any behavior that may disturb others.
Construction:
In the event of neighboring construction, road repairs, etc., Succotash 1111 LLC is not responsible for providing any type of advance notification to incoming guests. We can not make rate adjustments or rebates.
Substituting Accommodations:
In the event of circumstances beyond our control, Succotash 1111 LLC reserves the right to substitute the accommodation for an alternate accommodation if necessary. If this were to happen, we would inform you of any change made to your reservation prior to arriving for your vacation. We make all homes available for inspection prior to reserving or check-in.
Smoking/Vaping:
Smoking or Vaping of any kind is strictly prohibited inside the property. Please use designated smoking areas and dispose of cigarette butts properly in the provided bins. Violation of this rule and smoking indoors will automatically forfeit your deposit and Succotash 1111 LLC reserves the right to terminate the rental agreement with no refund.
Campfires and Fireworks:
Campfires on the beach are prohibited by the Town of Narragansett.
Fireworks are prohibited on the rental premises at any time. Failure to comply will result in Succotash 1111 LLC having the right to terminate the rental agreement and/or charging the guest for any cleaning and damages.
Campers/Tents:
Town Ordinances strictly prohibit the use of tents, campers, and motor homes in residential areas.
Safety and Security:
Guests are responsible for their personal belongings and valuables. The property owner and Succotash 1111 LLC is not liable for any lost or stolen property.
Please lock all doors and windows when leaving the property and at night. Do not disclose access codes or keys to unauthorized individuals. Report all suspicious activity or maintenance issues to the property manager immediately; Do not wait until check-out.

If you discover a defect, damage, or cleanliness issue, report it to Succotash 1111 LLC immediately and we will make all efforts to resolve it. Please do not wait until check-out.

Website and Employee Errors:
Succotash 1111 LLC makes every effort to be accurate and is not responsible for any errors. Corrections to these terms and conditions are occasionally updated, so please read immediately prior to your vacation. Owners are requested to have adequate liability, physical damage, and bodily injury insurance to cover any unforeseen occurrences related to the rental property. By agreeing to the terms and conditions, you indemnify Succotash 1111 LLC and any of its members and to hold us harmless against any liability or cost, including attorney’s fees, in connection with any damage or injury whatsoever to any person(s) or property arising out of the use, management, operation, ownership, maintenance, or control of the property.
